A c.£110m GDV urban regeneration project in Bedminster, Bristol on the site of a former smelting works and car repair business. This was a challenging project involving land assembly and complex planning and infrastructure issues which had to be resolved during the pre-development period.
We worked with Bristol City Council to create and implement a planning framework agreement which provided the planning policy backdrop to achieve planning permission for a 819-bed student accommodation development which was pre-let to the University of Bristol under a nominations agreement for 15 years.
The scheme will deliver wholesale improvements to the area involving new road layouts, a rejuvenated river corridor and high-quality public realm.
The site was sold to Watkin Jones plc in February 2022 with the benefit of planning permission. Completion is expected in time for the academic year commencing September 2024.
Obtaining planning permission for such a complex scheme of this scale in Bedminster was challenging. The process involved many lengthy meetings with the Council on how to co-ordinate the infrastructure and close liaison with the university. The result will be a high-quality and supervised public realm with improved access for the next generation of Bristol students.”
