Our Client, Guild Living (funded by Legal & General) wanted to work with a local development manager who had the contacts and track record of achieving planning consents in Bath.

With a construction value of approximately £100m, the proposed later living development is designed to comprise residences, care suites and wellbeing facilities to promote independent living. The residential elements were complimented with employment space.  The design allows full public permeability through the site and enables the public to use many of the wellbeing and café/restaurant facilities.

This was a project with many sensitivities, in particular the proximity of a historic Georgian terrace which needed protecting and many key views which had to be preserved. We successfully managed the design, planning and procurement process, helping Guild Living achieve a notable planning permission in this challenging UNESCO World Heritage location.

We were also responsible for procuring an enabling contract for the site as well as the main construction contract.

The biggest challenge, and also success, was balancing our client’s aspirations to create a dense development, with the concerns of the local authority conservation officer, urban designer and Historic England, to deliver a planning consent in a World Heritage location.
